There are differences between private businesses and corporations in terms of tax rates, salary forms, inheritance gifts, etc.

There are three main types of corporate use in real estate investment: real estate management corporations, real estate ownership corporations (buildings), and real estate ownership corporations (land and buildings).

It is not about establishing a legal entity, but about paying relatives and dispersing income.

On the other hand, if it is a corporation, the real estate is owned by the corporation, and the corporation is owned by the owner who owns the shares.
For stocks, splitting and buying and selling are easy.
