Finally, proceed to the sales contract.

Once negotiations with the seller have been completed, we will proceed to a sales contract. One or two weeks after you have completed the purchase application, you will have a sales contract.
In the meantime, you will need to prepare money and documents.
By the date of the contract, we will visit the Legal Affairs Bureau, government offices, water bureaus, electric power companies, gas companies, etc. to investigate and confirm that there is no problem with the property. If there is a problem that can not be managed, we will offer to decline this contract.
Necessary money and documents at the time of contract.
- Deposit (about 5 to 20% of the purchase price)
- Stamp fee (1 to 8 yen depending on the sales price)
- Real seal (purchase of cash is OK even with seal)
- Brokerage commission ({Trading price x 3% + 6 yen x consumption tax} ÷ 2)
- Resident card (only for cash purchase. Only registered person is OK)
- Driver's license (for identity verification, otherwise health insurance card is OK)
